Measured Building Surveys

We use the latest in Leica technology including Bluetooth distos, total stations and Laser Scanners. These have all the latest technology which enables us to be more productive. Even our top of the range distos have blutooth and smart horizontal mode which means that true horizontal measurements are taken, so its quicker and more accurate! The Leica equipment combined with our Dell Venue Professional Tablets means we can work in real time, preventing errors and saving time. We use the very latest AutoCAD 20179 to draw our surveys so all surveys will be sent as original .dxf or .dwg files.
There are many reasons for getting a Measured Building Survey, but the main reason is to represent the as-built floor plans and elevations accurately onto paper and computer formats so alterations can be made.

Three levels of specification are offered - unconnected, semi connected or fully connected depending on client budget and survey purpose.

Unconnected survey - Simple methods are used to measure up rooms, usually with a disto however unconnected plans don't allow one part of a building to be related to another area. These simple plans are suitable for building layout plans, estate agent floor plans, area calculations, space planning, lease plans, fire escape route plans, etc. This are the most cost effective option and we assume all walls are perpendicular and parallel to one another and are great for small projects. If you need greater accuracy, then the methods below will be more suitable.
Semi connected survey - One floor (usually ground floor) is instrumentally related to a common survey control framework and other floors are related using common detail such as the outside building line and stairwells. Specialist building survey software is utilised, with least squares adjustment routines to ensure closure of room dimensions and geometry to external control. A semi connected survey assumes that upper and lower floors sit vertically over the controlled "template" floor. This type of survey is ideal for use in the design process for building refurbishment, where no major structural alterations are planned.

Fully connected survey - This is the most accurate but most time consuming survey to have done and therefore the most expensive method. All floors are instrumentally related to a common survey control framework for maximum accuracy and ensuring vertical relationship between floors. Observations would be taken internally using electronic reflectorless total station instruments, supplemented with dimensions using the Leica D8. A fully connected survey is appropriate where major structural alterations are planned, especially between floors, or where there is an unusual layout. Older buildings often require a fully connected survey due to irregular construction, non vertical walls, curved walls, uneven floors and ceilings etc.

The plans can be tailored to include other features such as shop fittings, electrical fittings, telephone sockets, radiators and heaters, plumbing, pipework, ducting, conduits and cables, depending on client requirement. 

Elevations and Sections

We can provide traditional 2D elevation plans, fully detailed with all architectural detailing, fenestration, and construction materials, through to simple outline silhouettes suitable for surrounding properties and rights of light issues. Sectional elevation details can also be incorporated as necessary.

Topographic Surveys

Topographic surveys are usually carried out in order to have an accurate record of the existing conditions of a parcel of land that is about to undergo some type of construction activity or alteration and are used by many people from the general public, civil engineers, developers, builders and architects.
Civil Engineers use a topographic survey at the beginning surface of their design and then plan what the proposed final surface will be like. Having this original surface allows the Engineer to calculate the amount of earthwork that might be needed to bring the site to the final grade.
The Engineer can also balance the earthwork so that dirt need not be taken off the site or brought onto the site.
An Architect uses the topographic survey to identify boundaries, ground features and levels on site that could potentially dictate their ideas and designs Trees, drainage, retaining walls and much more can all play a huge part in the design stage. Architects may also plot the surface in three-dimensions to get an idea of the finished look of the site with the improvements. This may be used in a presentation to the owner of the land, or the public in a public meeting.

Laser Scanning with the Latest Leica Technology

We offer laser scanning here in North Wales and throughout the UK and use the very latest in Leica Technology, the leica P20 and combined with our Autodesk 2019 software, can produce some very spectacular and accurate results from building façades, sections of churches, bridges, ships and much more. This data then can be used for heritage purposes, creating 3d models, repairs, alterations, new designs, sections, elevations, crime scene recording; the list is endless! We have carried out and completed an in depth and thorough training course at Leica's Head Office
There is a lot of talk about laser scanning in the engineering and surveying sector and if your new to laser scanning, it can be quite overwhelming at times;
WHAT IS LASER SCANNING?
Laser scanning or HDS (High Definition Surveying) is basically a very fast way of surveying as it produces millions of 3D points per second rather than a few thousand per day compared to a total station. However, as the points are so dense, its creates an almost complete 3D model of the most complex shapes which allows engineers, architects and many more professionals to use the high accurate data for their projects.

WHO CAN USE POINT CLOUDS?
Anyone!! To work with point clouds, sometimes specialised software is needed to use the data. One of the most popular with architects (but there are many others) is Autodesks REVIT, ArchiCAD and Vectorworks and the full version of AutoCAD. However, if you don't have point cloud software, we can send you the point cloud via a link which allows you to view 360 degree images and also allows you to extract measurements and angles with NO training or powerful computers needed!
ARE POINT CLOUDS ACCURATE?
Point clouds produced from Leica Scanners give millimetre accuracy! Point clouds look great from a distance, its only when you zoom in that problems and a poor scan can become evident which is called noise. We are pleased to announce we have completed training on a Authorised Leica Laser Scanning and Point cloud course at the Main Leica Geosystems Head Office in London. This was an intense & in depth course and means you can be confident the points clouds you receive from Angle Surveys, don't just look good, but are extremely accurate, the highest of quality and most importantly, usable!

Boundary Definitions: Does the Land Registry define my boundaries?

"It is usually very difficult to find out the exact position of a boundary, most registered land and property in England and Wales is registered with General Boundaries. Once the land or property is registered we create a title plan, which whilst being as accurate as possible, it does not show the precise position of the boundaries and cannot be used to establish exact boundary positions." Land Registry June 2013

What is the legal boundary? - The legal boundary is an imaginary or invisible line that separates one person's property from another. It does not have thickness or width and is rarely identified with any precision either on the ground or in the title deeds, and is not shown on Ordnance Survey mapping.

What is the physical boundary? - The physical boundary is a feature that can be seen, such as a fence, wall or a hedge. The legal boundary may follow any physical boundary structure but might just as easily run along one particular side of the fence, wall or hedge, or include all or part of any adjoining roadway or stream.

Under section 60 of the Land Registration Act 2002, you can fix your boundaries more precisely by sending the Land Registry a very precise plan showing where the exact line of the boundary is, using Form DB. This procedure is known as 'determining the boundary'.
